Selling Your Property As-Is

What does "sell your property as-is" actually mean?

It means your next purchase closes on its own, without waiting for your current house to sell. We put a guaranteed purchase price in writing on the house you are leaving, and that commitment is what lets you make an offer with no sale contingency attached.

You close on the new house, move once, and your old house lists empty afterward.

Do I have to sell my current house to you?

No. The guarantee is a floor, not an obligation. Your house goes on the open market first, and if it sells for more than the guaranteed number, you take that price and keep the difference. We only buy it if the market does not deliver by the date we agreed on.

Do I qualify?

Two things matter most: how much equity you hold, and whether the house is realistically sellable in your market. Condition matters less than most people expect. Deferred repairs, dated finishes, and tenants in place are all workable.

What does not work is owing more on the house than it is worth. Availability also varies by market and by property.

How long can I hold both houses?

The overlap window is set in your program agreement, and it is normally measured in weeks rather than months. You cover the actual carrying costs during that period, and we quote you the number before you commit to anything.

Valuations and Offers

Is the valuation really free?

Yes. There is no charge, no obligation, and no credit pull to get a valuation and a guaranteed number. If you decide not to move forward, you owe nothing. Call (832) 430-3194 if you would rather do it by phone.

How is your valuation different from an online estimate?

Online estimates run an algorithm over public records. Ours starts with comparable sales pulled by an analyst who knows the submarket, then adjusts for condition, layout, and the specific block. It is still an estimate, not an appraisal, and only a licensed appraiser can produce an appraisal.

Will the final number change?

It can. Every figure we send is preliminary and subject to a walkthrough, title review, and due diligence. If something turns up that changes the number, we tell you what it is and why, in writing. See our Disclaimer.

Do you pay market value?

Depends which route you pick. A straight cash purchase is priced below retail, because we take on the condition, the carrying cost, and the risk. A traditional listing through our agents targets full market value. The guaranteed backstop sits in between. We show you all the numbers side by side so you can choose.

Selling, Condition, and Fees

Do I need to make repairs or clean?

Not for a cash purchase. We buy as-is, including anything left behind. For a traditional listing, our pre-list prep can raise the price meaningfully, and we will tell you which repairs actually pay for themselves and which ones do not.

What fees do I pay?

For a cash purchase, no commissions and no repair credits negotiated out of your proceeds. For the guarantee program, a flat disclosed fee quoted before you make any offer. For a traditional listing, standard commission terms, disclosed in your listing agreement. In every case you see the net figure before you sign.

Can you buy a house with tenants in it?

Yes. We buy occupied property regularly, including situations with missed rent or a lease running past closing. You do not need to evict anyone first.

What about an inherited house or one in probate?

We work these often. Probate adds steps and time, and out-of-state heirs add coordination, but it is normal work for us. Bring us whatever documentation you have and we will tell you honestly where things stand.

Process and Privacy

How fast can this close?

A straight cash purchase can close in as little as a couple of weeks once title is clear, and you pick the date. Your closing timeline depends on title and the property situation. We work with you to choose a practical closing date.

Will my house be listed publicly when I request a valuation?

No. Requesting a valuation does not put your house on the market or in any public database. Nothing is listed until you sign a listing agreement.

What happens to my information?

It stays with us. We do not sell your personal information to third parties, and consent to be texted is never a condition of getting a valuation. Full detail is in our Privacy Policy and SMS / TCPA Consent Policy.

How do I stop getting texts?
